Frequently asked questions
When did Awaab's Law come into force?
It applies across social housing in England from 27 October 2025. Confirm the current timescales against the legislation itself — the duty has been through several iterations and the published figures have changed.
Does this replace our repairs process?
No. A hazard case runs alongside the repair and links to it, so the statutory clock is tracked separately from the works order while both refer to the same property and household.
What happens if a deadline is going to be missed anyway?
You find out before it happens rather than after, which is the difference between managing an exception and explaining a breach. The record shows what was done and when, which is what an investigation examines.
Can we use this for hazards other than damp and mould?
Yes. The same case framework covers the wider set of hazards, so extending scope is configuration rather than a new project.
