Compliance
Where housing compliance stands right now
Awaab's Law, the Building Safety Act, Consumer Standards and Tenant Satisfaction Measures all sit on housing providers at once. This hub tracks what's in force, what's coming, and how Propsys360 evidences all of it automatically — from one platform, not five spreadsheets.

The regulatory landscape, in one place
Five frameworks, five different reporting cycles, one Regulator of Social Housing watching all of them. Here's what applies, and where to go deeper.
Phase 1 live
Awaab's Law
Fixed statutory timescales for investigating and fixing hazards — 10 working days to investigate, 3 to report back, 5 to make safe, and 24 hours for emergencies. Phase 2 extends the hazard list.
In force
Consumer Standards
The Regulator of Social Housing's revised standards covering safety, transparency, neighbourhood management and tenancy — enforced through proactive inspection since April 2024.
Annual
Tenant Satisfaction Measures
22 measures combining tenant perception survey results with management information, reported to the regulator every year and published for residents to see.
Ongoing
Damp & mould guidance
Sector guidance and Housing Ombudsman expectations on damp and mould that go beyond Awaab's Law's statutory minimum — proactive identification, not just reactive response.
Higher-risk buildings
Building Safety Act
Accountable Person duties, the golden thread of information and mandatory occurrence reporting for higher-risk residential buildings.

Our accreditations

Why "track it in a spreadsheet" doesn't work anymore
Each framework on its own is manageable. Running all five side by side, on manual processes, is where providers fall behind.
Inspection is proactive now
Since April 2024 the Regulator of Social Housing inspects large providers on a rolling cycle — you no longer wait for a complaint before your processes are examined.
The clock starts when the report arrives
Awaab's Law runs to fixed working-day deadlines from the moment you become aware of a hazard — however it reaches you. A report taken on the phone and never logged is a clock already running.
TSM has to reconcile with case records
Management information TSM measures are checked against your actual case and repair records — a spreadsheet total that doesn't match your system is a red flag, not a rounding error.
The golden thread demands a full audit trail
Building Safety Act requirements expect a complete, traceable information record for higher-risk buildings — not documents scattered across shared drives and email.
One evidence trail, every framework
Propsys360's case management and compliance modules capture investigation notes, photos, contractor assignments, completion dates and resident communications automatically — against Awaab's Law timescales, TSM case data and Building Safety Act records alike.
Regulator-grade outputs
Lintel360.ai adds one-click regulator packs and proactive watchlists — ask which properties have an open case approaching deadline, in plain English, and get an auditable answer with the generated query attached.
More of the platform
Each part of Propsys360 works from the same tenancy, property and person record, so nothing is re-keyed and nothing drifts out of step. Most providers start with one or two and add the rest as their existing contracts end.

What housing providers say
Named people at named organisations, in their own published words.
“We realised that we had a gap around the golden thread of data, in terms of the availability and accessibility of the data we held in seventeen different systems… That meant colleagues could immediately see all non-compliant properties.”
Jake Le Page Head of Building Safety Regulations Notting Hill Genesis
“Neo brought strong Dynamics 365 expertise, worked collaboratively with our internal teams and applied Microsoft best practice within a live operational environment… We would be pleased to recommend them as a Microsoft Dynamics 365 partner within the housing sector.”
Wayne Human Head of IT Change Sage Homes
“The successful deployment of this solution has significantly increased transparency and improved the operational efficiency of our contact centre, allowing us to deliver greater value to our customers.”

Frequently asked questions
Which regulatory obligations does the hub cover?
Building Safety Act duties and the golden thread, consumer standards, Tenant Satisfaction Measures, Awaab's Law hazard timescales, and the recurring safety regimes — gas, electrical, fire, water, asbestos and lifts.
How is evidence produced?
It is a by-product of normal work. Repairs, surveys, cases and certificates create records as officers complete them, and compliance rules are evaluated against that data continuously — there is no separate compliance data entry.
What is the golden thread in practice?
The duty to hold accurate, current building safety information across a building's life and to be able to demonstrate it. Here that means survey, works, certificate and case records staying connected rather than living in separate systems.
Can we report in our own board format?
Yes. Report packs are configured to your board's format and cadence, and every figure drills through to the underlying records so a challenged number is answerable from the system.
How does it help before an inspection?
Exceptions surface continuously — certificates approaching expiry, cases drifting toward breach, missing evidence — so problems are addressed in advance rather than discovered during an inspection.
