Every asset. Every decision.

Turn asset data into a live investment plan

Connect component condition, compliance, repairs history and stock condition so asset teams can see what they own, what needs attention and what future investment will deliver.

Planning at property level averages away the problem

The plan has to move when the data does

Most 30-year programmes are built once, presented to a board, and then diverge quietly from reality as surveys come in and stock changes. When condition data updates a component, the profile updates with it — so the number in the board pack is the number in the system.

Model the decision before you take it

The useful question is rarely what the programme costs. It is what happens if you defer. Push bathrooms out three years, cap next year's budget, change the inflation assumption — and see the effect on spend, backlog and compliance before anyone commits.

What it means

For the resident

Investment decisions reflect the condition of the actual home and its components, helping work happen at the right time rather than from a broad average.

For your Assets and Compliance teams

Condition, compliance and repair history sit together so investment goes where the evidence points, certificates stay visible and the 30-year plan updates as the stock changes.

Where the money goes, and why

New-build housing blocks seen from above

Components, not properties

A component-level record combines age, condition, lifecycle, repairs, inspection and compliance information in one view.

The programme reacts to reality

When a survey, repair or replacement changes a component, remaining life and replacement year can update the investment profile.

Model the deferral before you make it

Change inflation, programme timing or annual budget constraints and compare the impact on spend, backlog, Decent Homes and EPC before deciding.

Investment and compliance in one place

Investment, compliance and asset performance come from the same data, so operational and board reporting agree by construction.

What Propsys360 covers for asset management

  • Component-level asset register with condition and remaining life
  • 30-year capital investment programme
  • What-if scenario modelling on inflation, deferral and annual budget
  • Decent Homes standard tracking
  • EPC distribution and improvement planning
  • Planned and cyclical programme management
  • Investment appraisal at scheme and estate level
  • Spend against budget, by category and by year

How it works

The path a case takes from the moment it arrives, and what happens automatically at each step.

A 30-year capital investment programme in Propsys360 with what-if scenario modelling
  1. Condition data arrives

From stock condition surveys, repairs history and inspections — all against the component rather than a note on the property.

  2. The programme recalculates

Remaining lives drive the replacement year, and the 30-year profile updates without anyone rebuilding a spreadsheet.

  3. Scenarios are tested

Before a decision, model what deferring or accelerating does to spend, to backlog and to your Decent Homes position.

  4. The board sees one set of numbers

Investment, compliance and performance come from the same data, so the figures in the board pack match the figures in the system.

Built into every module

Workflows, a rules engine, notifications and tasks run underneath every part of Propsys360. Routine work moves on by itself, so your teams can focus on the edge cases and the residents who need extra support.

Notifications on every channel

Residents are kept informed at each step by SMS, email and the customer portal, without anyone sending updates by hand.

Multi-channel and omni-channel

Residents can get in touch by phone, portal or email, and switch between them. The record and the history follow them, so nobody has to repeat themselves.

Automation

Workflows and the rules engine move routine work on automatically: appointments, reminders, follow-ups and escalations before a deadline is missed.

Tasks for the right role

Each step raises a task for the role that owns it, with a due date in the diary, so work reaches the right person without being chased.

A walk through condition, compliance and investment planning against a live stock portfolio.

What you can achieve

A more current asset picture

Condition, compliance and repair history sit together, so the picture reflects the stock as it is, not a broad average.

Less spreadsheet maintenance

Less time spent maintaining spreadsheets, and quicker scenario testing when budgets or timing change.

Investment decisions grounded in evidence

Investment decisions grounded in component-level evidence rather than assumption.

More of the platform

Each part of Propsys360 works from the same tenancy, property and person record, so nothing is re-keyed and nothing drifts out of step. Most providers start with one or two and add the rest as their existing contracts end.

Integration Platform & Tools

Fits what you already run

What housing providers say

Named people at named organisations, in their own published words.

“We realised that we had a gap around the golden thread of data, in terms of the availability and accessibility of the data we held in seventeen different systems… That meant colleagues could immediately see all non-compliant properties.”

Frequently asked questions

How is this different from stock condition surveys?

Surveys gather the data; asset management decides what to do with it. Survey findings feed component records, and those records drive the investment programme. They are separate modules because they are separate jobs, done by different teams.

Can we model more than one scenario?

Yes. Inflation rate, deferral periods per component type and an annual budget cap can each be varied, and the profile recalculates so the options can be compared before one is chosen.

Does it cover Decent Homes and EPC?

Both, from the same component data. That matters because a Decent Homes failure and an EPC below target usually share a cause, and treating them as separate reporting exercises hides that.

What if our condition data is patchy?

Most providers' is. The programme works from what you have and shows where the gaps are, which is more useful than a plan that assumes complete data and quietly invents the rest.
