What good digital asset management looks like
Keep homes safe. Gas, electrical, fire door and alarm checks stay on time. Evidence is stored against the right home or block, with photos attached. "Due soon" and "no-access" alerts are flagged automatically, with follow-up attempts recorded.
Fix things properly. Records show make-safe first, aiming for a first-time fix with the right parts. Repeat failures are tracked and trigger a replace-not-repair review, rather than another temporary patch.
Plan bigger jobs well. Scheduling tools group work by block and patch to cut re-visits. Void homes meet an agreed standard with photos before handover. A long-term digital plan shows where money goes and why, reviewed each year.

Different homes, different challenges
Houses, low-rise blocks, towers and sheltered schemes fail in different ways, and a single digital record helps catch the pattern early in each case:
- Houses (terraced, semi, detached) — condensation, damp and mould from poor ventilation, leaking roofs and gutters, old boilers. Digital scheduling for LGSR and EICR checks, with loft insulation, extractor fans and water ingress captured with photos.
- Low-rise blocks — communal doors that don't close, stairwell lighting, bikes blocking escape routes, leaks between flats. Digital tracking closes out fire door and signage actions fast, with meter-cupboard and asbestos notes logged.
- Mid/high-rise blocks — lift outages, smoke and heat vent systems, fire-door integrity, water tanks and roof plant. LOLER lift tests logged digitally and on schedule, smoke control and dry riser tests recorded, permits for noisy works logged with resident communications attached.
- Sheltered and extra-care — personal alarm systems, evacuation plans, mobility access, Legionella risk in low-use bathrooms. Digital evidence proves cause-and-effect between alarm zones, checks scheduled at suitable times, reasonable adjustments logged.
